Septic tank emptying
Environment Agency guidance for England says sludge must be removed before it exceeds the system’s maximum capacity. It says you should do this at least once a year or in line with the manufacturer’s instructions. Capacity alone cannot show the amount of sludge present. We can inspect the tank and arrange emptying.
Tank size and household use
The single-house capacity check uses a design benchmark. Current occupancy is not always the design population, and frequent emptying cannot correct an undersized system. For farms, businesses or several properties, contact us to discuss a site assessment.
Unknown records or warning signs
A missing installation record does not prevent an enquiry. We can help assess the system. For backing up, a high-level alarm or visible pollution, seek a prompt assessment and keep people away from sewage. Do not wait for a calculated reminder.

Can I leave a lightly used tank for two years?
Do not extend the interval just because few people use the property. In England, the Environment Agency says sludge should be removed at least once a year or in line with the manufacturer's instructions, and before the system's maximum capacity is exceeded.
Is a septic tank meant to contain liquid after emptying?
Ask the contractor what the normal operating level is for that tank. An unusually high level or sewage backing up needs investigation rather than assuming another routine empty is the answer.
Does a treatment plant need the same work?
A small sewage treatment plant still needs servicing in line with the manufacturer's instructions. Desludging does not replace servicing.
What affects the emptying price?
The volume removed, tanker access, hose distance and any additional investigation can affect the job. A capacity calculation alone cannot determine the price.
What records should I keep?
Keep installation details, maintenance records and emptying invoices. Check that the company removing the sludge is a registered waste carrier.
