Septic tank emptying where you are

Septic tanks, cesspits and package treatment plants need emptying or desludging to keep them working properly. This applies to homes, farms and commercial premises that are not connected to the public sewer. The work depends on the type of system, how much waste needs removing and whether a tanker can reach the tank.

Access can be particularly important at rural properties, where narrow lanes, farm tracks, gates and the distance between the tanker and the tank can affect the arrangements. Local rules also differ, particularly where wastewater is discharged into the ground or a watercourse. The area pages below explain what to consider in each location. For more about the work itself, see our septic tank emptying service.

Need your septic tank or cesspit emptied?

Tell us the property location, whether you have a septic tank, cesspit or treatment plant, and anything useful about tanker access. We can then confirm whether the area is covered.

Rules differ across the UK

In England, small sewage discharges may be covered by the Environment Agency’s general binding rules. These concern where wastewater goes after treatment, rather than the physical emptying of the tank. Our general binding rules guide explains the requirements. You can also read the official GOV.UK guidance on septic tanks and sewage treatment plants.

Northern Ireland has different requirements. Discharges are regulated through the Northern Ireland Environment Agency, with consent requirements explained by DAERA’s guidance on regulating water discharges. Scotland and Wales also have their own regulators and requirements. Cesspits and cesspools are different from septic tanks because they store wastewater for removal rather than treating it and discharging liquid. Read our cesspit vs septic tank guide for the differences.

Choosing the right emptying service

A septic tank usually needs accumulated sludge removed while allowing the system to continue operating as intended. A sealed cesspit stores its contents until they are taken away. Package treatment plants have their own desludging requirements, depending on the installed equipment. These differences matter when describing the system and the emptying work needed.

For properties with difficult access, useful details include where the tank is situated, whether there is a suitable route for a tanker and how far the tank is from a possible parking position. Farm buildings, shared access roads and remote tanks can all affect the practical arrangements. The individual area pages provide more detail about the local circumstances that may be relevant.

Septic Tank Emptying Areas We Cover: common questions

Do you cover areas without their own page?

The area pages explain local rules and access where they differ most, and they are not a full list of where we work. Tell us where the property is and what system it has, and we will confirm whether we can help.

Are the rules for septic tanks the same everywhere in the UK?

No. In England, qualifying small sewage discharges must meet the Environment Agency's general binding rules, while other discharges may need a permit. Northern Ireland has NIEA discharge consent requirements, and Scotland and Wales have their own regulators and rules. The emptying work is similar, but what the owner must do about the discharge differs.

Do you empty cesspits and treatment plants as well as septic tanks?

Yes. We empty sealed cesspits and cesspools, septic tanks and package treatment plants. Each is handled differently: a cesspit is emptied completely, while septic tanks and treatment plants are desludged in line with the directions for the installed system.
